1. Due to the reconfiguration, re-addressing fees will apply to each filing. The entire area Flying Horse North was addressed with the first filing.
2. Lot 21 will only receive 2 addresses, one on each street. Addressing marker should be moved to the middle of the lot on Rough Trail.
3. Contact me when you are ready to have addresses re-assigned to the area. Please show irrigations, mail kiosk, etc. locations when submitting for addresses.
4. Please provide a new overall site plan of the area with these changes.

Colorado Parks and Wildlife (CPW) has reviewed the plans for the Flying Horse North PUD/SP Amendment (minor/Filing 5) in El Paso County. Colorado Parks and Wildlife (CPW) is familiar with the site, and has commented on the overall Flying Horse project area in the past, and CPW would defer to those previous comments. Based on the location and proposed actions, CPW anticipates that this project's impacts on the wildlife resource would be negligible if our previous comments are taken into consideration.

Development previously permitted under Access Permit #218037. The original access permit (#218037) permitted the development of 283 DU plus the 18 hole golf course and fire station. The following are submittals received:

Flying Horse Filing 3 - 50 DU
Flying Horse Filing 4 - 50 DU
This submittal (Flying Horse F5) - 21 DU
Total - 122 out of the 283 DU that are permitted

No permit or improvements required at this time.

Academy District 20 is in receipt of File #PUDSP245 for approval of the Flying Horse North PUD/SP Amendment (Minor/Filing 5).

The District is requesting fees in lieu of land dedication per the existing County Code for all residential units within this development.

The District is experiencing ongoing residential development. The District gained approximately 11,000 new residential units between 2018 and 2023 which included 4,595 Single Family, 1,040 Single Family Attached, and 5,612 Apartments as reported to the District by local developers. During that same timeframe, the District only experienced a total membership increase of 171 students. This information is updated annually in October.

A drop in the birth rate plus the significant increase in the cost of housing has slowed student growth in the District.

The District is able to serve each student who is a resident of District 20.
