The fire district has no objections to the preliminary plan and will make comments on the future plans. Please be advised that the following will be required. FIRE APPARATUS ACCESS ROADS Fire Apparatus roads shall comply with IFC Section 503 and Appendix D. One- or two-family dwelling residential developments. Developments of one- or two-family dwellings where the number of dwelling units exceeds 30 shall be provided with two separate and approved fire apparatus access roads. FIRE PROTECTION WATER SUPPLIES Fire flow. Fire flow requirements for buildings or portions of buildings and facilities shall be determined by an approved method. Reference Appendix B Fire-Flow Requirements for Buildings for requirements. Water supply test. The fire code official shall be notified prior to the water supply test. Water supply tests shall be witnessed by the fire code official or approved documentation of the test shall be provided to the fire code official prior to final approval of the water supply system. On new construction sites, it will be the responsibility of the owner, general contractor, or site manager to have the private fire hydrant systems flow tested prior to requesting the fire department’s final inspections of the project. At no time shall any Fire Department personnel conduct fire flow testing of private hydrants. As with any new or revised fire protection system, the fire department will witness all tests to verify the systems will meet the fire flow requirements established during the plan review process. If this test occurs without fire department personnel or Water Department personnel on site, it will be deemed unacceptable by the inspector. No fire finals are to be approved without acceptable fire flow tests of the applicable hydrant assemblies. Fire hydrant systems. Fire hydrant systems shall comply with Chapter 5 of the International Fire Code and reference Appendix C Fire Hydrant Locations and Distribution for requirements. Where required. Where a portion of the facility or building hereafter constructed or moved into or within the jurisdiction is more than 300 feet (122 m) from a hydrant on a fire apparatus access road, as measured by an approved route around the exterior of the facility or building, on-site fire hydrants and mains shall be provided where required by the fire code official. Exceptions: 1. For Group R-3 and Group U occupancies, the distance requirement shall be 500 feet (183 m). 2. For buildings equipped throughout with an approved automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2, the distance requirement shall be 500 feet (183 m). Obstruction. Unobstructed access to fire hydrants shall be maintained at all times. The fire department shall not be deterred or hindered from gaining immediate access to fire protection equipment or fire hydrants. It shall be unlawful for any person, firm, corporation, private or public agency to deny or delay access by the fire department to any water source that can be used for the suppression of fire or other emergency to include refilling of fire apparatus during or immediately after a fire or other emergency event that requires the use of water. Wildfire Resilience Code moderate to high-risk area for wildfire Construction will be required to conform with the new wildfire resiliency code set to be adopted next year. All plans are required to comply with the 2015 International Fire Code as amended. |
