El Paso County Parks and Community Services Department. The 2022 El Paso County Parks Master Plan shows no impacts to existing or proposed parks, trails, or open space, and therefore has no objections to the rezoning application. Upon review of the forthcoming preliminary plans and final plats, regional park fees will be calculated and collected upon recording of the final plat(s). Previously reviewed and approved McCune Ranch / Winsome preliminary plans and final plats have only required regional park fees in lieu of land dedication, and the situation remains the same for this/these proposed residential lot(s). The Colorado State Forest Service recommends that all forested acres be mitigated to reduce the risk of wildfire and that defensible space be created for each dwelling using the standards in the CSFS "Home Ignition Zone Guide" (formerly known as "Quick Guide FIRE 2012-1: Protecting Your Home From Wildfire") located on the Colorado State Forest Service website.

In addition, we recommend that all wildfire mitigation be completed before or during dwelling construction.
