The Letter of intent states, "Misfit Crew Estates is currently not located in a Fire District. The Owner's are in the process of
receiving an inclusion into the Monument Fire Protection District." This statement is inaccurate and this property is currently being served by BFFR. BFFR has not received an exclusion request from the property owners. If property owners wish to proceed with inclusion into Monument Fire District then BFFR is not the Authority Having Jurisdiction for comments on the proposed plans.

1. Please contact Emergency Services E911 regarding approval of an interior street name.
2. Once a street name has been approved, Enumerations can address the two new lots. Once addressed, the addresses and the street name will need to be added to the plat.
Standard Final Plat Comments apply:

1. Enumerations will review the pre-plat (mylar) prior to plat for address placement, street names, and title block.
2. A $10.00 per lot and tract platting fee will be due at the time of the review of the pre-plat, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of December 5th 2023, the fee for all credit/debit cards has changed from the flat 2.95% fee to the following: Over the phone Credit/Debit Card payments will be 2.3% and In-Person Debit Card payments will be 1.5% (in-person only). The fee for the plat will be $20.00 for the two new lots.
3. Pre-plat reviews can be reviewed via “pdf” or in-person. The pre-plat will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations stamping the pre-plat and receiving payment of plat fees. If any pre-plat changes occur, even if changes do not apply to Enumerations, we still need to re-stamp the pre-plat. The Enumerations stamped pre-plat copy should match the recorded document minus a few signatures. The Mountain Shadow site (39.0749°, -104.7225°) does not contain any geologic hazards or unusual geotechnical constraints that would preclude the proposed 3-lot residential subdivision. The available referral documents include a Soil and Geology Study (Entech Engineering, Inc., August 21, 2024). CGS concurs in general with the geologic interpretation, identification of geologic hazards and engineering constraints, and mitigation recommendations provided in Entech’s report. Provided Entech’s recommendations are adhered to, CGS has no objection to approval of the Final Plat. Specifically, Entech states (page 9) that individual (site-specific) investigations are required prior to construction. This statement is correctly noted on the plat.

The drainage easement within Lots 2 and 3 are labeled “Drainage Easement with No Building and No Storage of Materials” and must be avoided (Plat, MVE, Inc., May 21, 2024).

Comments for E911 as follows:

The submitted plan for this development would create an unnamed driveway spawning from the end of Mountain Shadow Vw. This driveway would be nearly ¼ mile long to reach lot 3, with another segment leading to Lot 2.
This type of situation can cause confusion and delay for first responders and is best avoided.

For the purposes of efficient emergency response and enumeration E911 recommends that the access for these two lots be named.
