The Berisford Subdivision site (39.0823, -104.6343) contains no geologic hazards or unusual geotechnical constraints that would preclude the proposed 4-lot residential subdivision. We understand that the applicant requests a minor variation during platting because the lot sizes are under 5 acres. The available referral documents include a Soils and Geology Evaluation (Rocky Mountain Group (RMG), 1/18/2024), Wastewater Study (RMG, 1/18/2024), Final Plat (APEX Land Surveying and Mapping, LLC, 7/15/2024), and other documents. RMG’s reports contain good descriptions of the surface and subsurface conditions and make appropriate recommendations regarding site development. RMG states (page 14), “Geology conditions found to be present at this site include potentially compressible and expansive soils.” Given the importance of these recommendations for the development of this site, CGS recommends that the soils and geology report by RMG be listed on the Plat. Provided the recommendations by RMG are strictly adhered to, CGS has no objection to the approval of the final plat or minor variation in the plat. 1. The property directly to the west of this development is West Goshawk Road. East Goshawk Road starts and/or ends at this development. See El Paso County Assessor’s map sheet. Scroll to bottom of their page. Label sheet 2of the plat with these street names. 2. Standard development plan comments: a. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door, and should be placed as close to the edge of the lot as possible, running parallel to the street it is being addressed from. b. Provide a 100 scale copy or larger of the entire APPROVED development plan (d.p.) to this department so that addressing can be assigned. Once received, the development plan will be placed on a list to be addressed. Development plans that are not yet approved may be addressed, however additional plan review fees will accrue if changes are made to the D.P. after initial addressing. c. If gas services are through Colorado Springs Utilities; If underground service is needed prior to plat, submit a Utilities Addressing Plan (UAP), to Colorado Springs Utilities via the related link at https://www.csu.org/Pages/GISMapping.aspx For more information contact: Jade Swan jswan@csu.org 3. Standard final plat comments: a. Enumerations will review the pre-plat (mylar) prior to plat for address placement, street names, and title block. b.
