1. Lots 1 – 3 addressed off of Red Rock Ranch Drive and 4 – 5 addressed off of Vista View Drive. 2. Address assignment for the new subdivision is as follows: Lot 1 3855 Red Rock Ranch Drive, Lot 2, 3795 Red Rock Ranch Drive, Lot 3, 3735 Red Rock Ranch Drive, Lot 4, 18810 Vista View Drive, Lot 5 18750 Vista View Drive. Please place the addresses as close to the named street as possible to avoid confusion since these have a unique driveway maybe add the address, example (3855) on the west side of the lot, facing the streets. And Example (18810) on the east side of the lot. Feel free to contact me if clarification is needed (beckya@pprbd.org) General Final Plat comments apply: - plat fee will be $50.00 for the five new addresses. 1. Enumerations will review the pre-plat (mylar) prior to plat for address placement, street names, and title block. 2. A $10.00 per lot and tract platting fee will be due at the time of the review of the pre-plat, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of December 5th 2023, the fee for all credit/debit cards has changed from the flat 2.95% fee to the following: Over the phone Credit/Debit Card payments will be 2.3% and In-Person Debit Card payments will be 1.5% (in-person only). 3. Pre-plat reviews can be reviewed via “pdf” or in-person. The pre-plat will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations stamping the pre-plat and receiving payment of plat fees. If any pre-plat changes occur, even if changes do not apply to Enumerations, we still need to re-stamp the pre-plat. The Enumerations stamped pre-plat copy should match the recorded document minus a few signatures. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. RMG's 10/31/2024 characterization of subsurface conditions is based on only two borings and two test pits in the northern portion of proposed lots 2 and 3, not in the vicinity of likely building locations. However, RMG's evaluation of geologic hazards and geotechnical constraints is valid. CGS agrees with RMG (page 21), "A site-specific subsurface soil investigation will be required for all proposed structures including (but not limited to) residences and any proposed retaining walls, etc." Provided all of RMG's recommendations are rigorously adhered to, CGS has no objection to approval of SF2513. The U.S. Fish and Wildlife Service (Service) has reviewed the documents associated with this Project. We are concerned about the construction of the access road that would occur north of Vista View Drive which looks like it could infringe upon the Monument Creek floodplain and potentially result in impacts to suitable Preble's meadow jumping mouse habitat.
