In addition to the three lots requested in this submittal, there are several other existing lots that use this road for access. 1. The vicinity map shown on page one shows this plat as bordering Hodgen Rd. on the north and plat note 7 on page 1 mentions access to Hodgen Rd. Hodgen Rd. is almost 2 miles away to the south of this proposed plat. The map and the plat note need to be updated to show the correct location and access information. 2. Based on the number of proposed lots being created by this plat, as well as the distance from Black Squirrel Rd. to some of the newly created lots as well as existing lots currently addressed from Black Squirrel Rd., and the possibility of existing large lots being platted as multiple smaller lots in the future, it is the opinion of Enumerations that the access driveway should be a named private road. This will assist in eliminating confusion for emergency response as well as the general public when trying to navigate to these parcels. Submit a list of proposed street names to Justin Annan (jannan@eptc911.org) and Glenn West (gwest@eptc911.org) for approval. The eptc911.org website has a list of current and reserved street names to assist in deciding on a unique street name. Acceptable private street suffixes are Point, Grove, View, or Heights. 3. The naming of this access drive as a private street will necessitate address changes to parcels currently addressed as 18250, 18330, 18410, 18430, and 18440 Black Squirrel Rd. The developer should work with the existing property owners to explain the benefits of and the process of the address change in order to gain the support of the property owners. There is a $50 fee for each address change performed by Enumerations, and instructions for requesting an address change can be found on the PPRBD website. The existing property owners should not be responsible for the address change fees. 4. Once a private street name is approved, it needs to be shown on the plat, and a copy needs to be submitted to Enumerations for address assignment. 5. Enumerations will review the mylar prior to recording for addressing, title block, and street names. An Enumerations fee of $30 will be due at the time of mylar review. Copies of the address change requests should accompany the mylar when submitted for review/approval by Enumerations. The Colorado State Forest Service recommends that all forested acres be mitigated to reduce the risk of wildfire and that defensible space be created for each dwelling using the standards in the CSFS "Home Ignition Zone Guide" (formerly known as "Quick Guide FIRE 2012-1: Protecting Your Home From Wildfire") located on the Colorado State Forest Service website. https://csfs.colostate.edu/media/sites/22/2021/04/2021_CSFS_HIZGuide_Web.pdf In addition, we recommend that all wildfire mitigation be completed before or during dwelling construction. |
