1 | The El Paso County Parks Department has reviewed the Sterling Ranch Phase II Filing Nos. 1-4 Preliminary Plan Amendment and is in support of the changes to the neighborhood and regional trail networks that are being proposed. EPC Parks staff worked closely with the applicant and their representative during this planning process and approved the changes. The neighborhood trail is included in a previously approved Urban Park Lands Agreement, while the Sand Creek Regional Trail is included in a multi-filing Regional Park Lands Agreement. 1 | The Preliminary Plan was not able to be read. The trail alternative on the Landscape plan is supported do to the existing gas easement. Removal of many areas of landscape may be inconsistent with the purpose statements of Chapter 6. Lots have been sold, in this filing as well as the adj community, based on the approved alternative landscape plan. An alternative Plan was approved which reduced plantings with original Preliminary Plan approval. The impact of removing the landscape has not been addressed for the buffer. Please provide a comparison with clouds from the approved landscape plan sheets 1-9 attached to what is being proposed. There appears to be multiple areas that have changed.
