Review 1: EPC DPW Stormwater has no specific comments on the documents at this time, but will remain on the review to reassess the documents after other agency comments have been addressed. Note: Given the scope of what is proposed with this special use application, both a stormwater permit (ESQCP) and permanent control measure (i.e. Pond, Rain Garden, etc.) are anticipated to be required with the subsequent Site Development Plan project. Review 1 AL2616: Wagon Trail RV Storage LLC - Rural Home Occupation as a Special Use 23855 Texas Longhorn Trail, Calahan, Colorado EPC DPW DS- Engineering Engineering Comments have been provided on the following documents (to be uploaded by Project Manager): V1 - Letter of Intent V1 - Site Plan V1 - Road Impact Fee Acknowledgement form Applicant Notes: The engineering items below must be prepared by a professional engineer licensed in the State of Colorado. The applicant must upload the revised and missing items indicated below with his/her resubmittal: V2 - Letter of Intent V2 - Site Plan V2 - Road Impact Fee Acknowledgement form (The Road Impact Fee for the RV use portion is $447 per 1000 SF) -V2 (Missing) Drainage Report, discuss the Full Spectrum Detention, and downstream conveyance analysis (to include possible offsite improvements) V2 - (Missing) PCM Applicability Form (PCM: The same as BMP) FYI: 1. A PPR permit will be required, additional engineering documents will be required when the PPR permit submittal is made. 2. Upon reviewing the project and site location, El Paso County Parks staff has found that there are no immediate impacts to El Paso County parks, trails, open space, or other El Paso County Parks related items. The proposed Ellicott Highway Bicycle Route is along the west side of the property. It is within the ROW of the Ellicott Highway, staff asks that projects items remain out of ROW.
