2 The water requirement has not been addressed by the applicant or the planning department. The adopted fire code requires 1750 gallons of water for a duration of 2 hours. It is unclear how the planning department can meet the ethics of the American Institute of Certified Planners section which states "We shall not accept work beyond our professional competence, but may with the understanding and agreement of the client or employer, accept such work to be performed under the direction of, another professional competent to perform the work and acceptable to the client or employer." in relation to the water requirement of the International Fire Code, the El Paso County Land Development Code and/or NFPA 1142.

1 All structures require water for fire protection per the El Paso County Land Development Code. No proposal of water or documentation of existing water supply has been provided. The El Paso County Planning Department has, often, not required water for fire protection on similar projects. Ellicott Fire is disapproving of any construction without knowing if El Paso County Planning intends to follow their adopted code in relation to water for fire protection. Per the El Paso County Land Development Code this additional dwelling unit would add 3,000 gallons to the existing water requirement for the property. Is the El Paso County Planning Department intending on collecting financial assurance for the required water supply for this project? 7/1/2026 2:01:21 PM
