1 Black Forest Fire Rescue has reviewed the Rhetoric Storage Facility Minor Site Development Plan. Based on the current submittal and the hydrant location discussion with Chief Cerrone, Black Forest Fire Rescue approves the plan as submitted.

The approved hydrant locations are understood to be consistent with the direction discussed with Chief Cerrone. Any future changes to site access, building layout, fire lane configuration, or hydrant placement shall be resubmitted for review and approval by Black Forest Fire Rescue prior to construction.

1 Review 1: Nick - we just went through the review of ESQCP docs with PPR2524, and then SR Land decided that they didnt want an additional ESQCP for this 9ac Lot 1. If that's still the case, it will again be confusing to have all of the duplicate ESQCP docs from SF2325 submitted with this PPR. Please get with Kari about removing all of the docs listed below from the Review Docs list on EDARP.

- GEC Plan
- GEC Checklist
- SWMP
- SWMP Checklist

This is just my opinion, there might be reasons from other agencies like Planning or DPW Development Services that some or all of these ESQCP docs need to be included with this PPR. So maybe a quick meeting or email chain is in order to get everyone on the same page.

We'll keep the PCM Applicability Form as a review doc just to document that there are no changes to the water quality treatment/exclusions for this site due to the minor SDP adjustments. So please update the fill number on all pages to PPR2616 and update the notes on Page 3 to discuss this minor SDP.

1 Action Item: Gas meter locations on plan view and building elevations must be shown and labeled.

Action Item: Add note " Gas meters must be a minimum of 3-feet from doors, operable windows, or any vents or openings in walls."

Action Item: Add note “CSU Field Engineer to determine final gas meter and service line locations. Contact Field Engineering at 719-668-4985 (Gas) with any questions.”

1 1. Per PPRBD policy (see #3 below), the stand alone office building will need plans submitted for permit. Please use the parcel address when submitting plans.
2. All other shipping containers will not require a permit. No permit is required if the shipping container is to be used for the originally intended purpose of unheated storage/stacked storage.
3. Shipping Container Policy: A building permit shall be required if the Shipping Container is to be re-purposed for a use other than unheated storage / stacked storage. The re-purposed Shipping Container must be modified to conform to all applicable portions of the Pikes Peak Regional Building Code and Codes adopted by reference, dependent upon the proposed use. A permit is also required to install or replace any electrical, gas, mechanical, or plumbing system regulated by the Pikes Peak Regional Building Code.
