1 We understand that no new structure improvements are planned; however, a new well will be constructed within Lot 2.

The site does not contain steep slopes, is not undermined, and does not contain, nor is it exposed to, any geologic hazards that would preclude the existing and proposed residential use and density. Colorado Geological Survey therefore has no objection to approval of the two-lot subdivision as proposed.

Per RMG’s report (Rocky Mountain Group (RMG), January 14, 2025), the geologic conditions that will pose constraints on the site include areas of potentially compressible soils, expansive soils/bedrock, and a portion that lies within a Special Hazard Floodway. This floodway is located within the southwestern portion of the site, is mapped as a FEMA Floodplain (Map Number 08041C0785G, December 7, 2018), and is designated as a “No-Build Area” on the Final Plat (APEX Land Surveying and Mapping, LLC, May 19, 2026).

V1_(Missing) If the Owner decides to have only one driveway AP, an executed shared access easement would be required.

FYI:
1. Drainage Basin and Bridge Fees are due at the Final Plat stage.
2. Access Permit number AP26850 was issued and paid for on 9/10/26, this AP permit was issued for lot 2; however, this AP can be used for the entire site and will be used for both properties based on the Owners wish (a shared access easement may be required).
3. Asphalt pavement apron is not required on the private drive: The gravel driveway at the NW corner of the site doesn’t have the initial 50' asphalt because your driveway is connected to an EPC asphalted roadway (The 50' asphalt apron is only required for commercial subdivisions, not residential subdivisions).
4. The ECM Administrator will sign and date the plans, reports, and documents after you make your final submittal (make sure ALL comments are addressed before you make your final submittal and the plans, reports, and documents have no additional comments).

Information Items: Final Plat Contact Customer Contract Administration (CCA) at 719.668.8111 for an estimate of development charges, fees, Recovery Agreement Charges or other utility-related costs that may apply to this development. Colorado Springs Utilities requires an Application for Gas Line Extension to be submitted along with an Application for Gas Service Line Approval and/or Application for Elevated Pressure Approval prior to natural gas system design for service to the project. Refer to the Colorado Springs Utilities Line Extension and Service Standards or contact Field Engineering at 719-668-4985. Regarding natural gas extensions, Colorado Springs Utilities may require an extension contract and an advance payment for the estimated cost to construct the necessary gas extensions. Improvements, structures and trees must not be located directly over or within 6 feet of any underground gas distribution facilities and shall not violate any applicable natural gas regulations or Colorado Springs Utilities’ policies. Landscaping shall be designed to provide the required clearances for utility facilities, to allow continuous access for utility equipment, and to minimize conflicts with such facilities. 1 1. Some of the sections shown in the diagram are listed incorrectly. Section 22 should be 30, Section 2 should be 01, section 01 should be 06, Section 3 should be 02.
2. Add the addressing to the plat. Each address should be running parallel to the street they are being addressed from. Addressing should be as close to the edge of the lot as possible. This indicates and is made clear to anyone looking at the plat, which street the lot is addressed from.
3. What other structures are on each lot? Please provide a site plan of each lot labeling all structures on site.
