WATER COMMENTS 1. WWSD Standards section 2.1.2 requires a 20’ minimum easement for all water mains not installed in public rights-of-way. Please indicate these on the amendment plan/PUD. 2. WWSD Standards section 2.3.1 indicates that watermains are to be installed 10’ North or East from centerline. The proposed alignment does not appear to meet these setbacks. Please correct placement or provide justification for an exception. 3. Page 02 – You have proposed extension of watermain from Frontside Drive (W of round about) north across storm pond and swale to Basin Grove. It is unusual for a watermain to pass under a swale in this manner. Please provide reasoning for this alignment choice. 4. Page 02 - WWSD Standards 2.4.1b - all tees shall have 3 valves. 5. Page 06 – waterline on north loop of Tract C, where it crosses under storm sewer, doesn’t actually appear to connect to the waterline. Please provide an inset or detail for sections that are difficult to read due to crowding. 6. Page 07 – why doesn’t N/S waterline connect to E/W waterline? 7. Page 07 – on the southeast section of waterline, does the E/W main connect to an existing main? Will it be stubbed? 8. It appears that the plan is to connect to the 12” watermain running along Frontside Drive, developed for Trails at Aspen Ridge, which is supposed to connect to the existing (empty) section of 12” water main underneath the Frontside/Legacy round-about. That main is under review with concerns for its condition. WWSD will require coordination with the Trails at Aspen Ridge development to ensure connection to active services. 9. Per WWSD Standards 3.3.6, please note that a water sampling station will be required for every filing or every 500 homes, whichever is greater. Please consider potential location and coordination with surrounding development, as this will need to be incorporated into CDs. SANITARY SEWER COMMENTS 1. As with water, WWSD requires a minimum 20’ easement for sanitary sewers. Please note these easements on the plans. 2. WWSD Standards section 5.3 indicate sewer lines shall be installed along the centerline of the road. Given the width of the road and horizontal offset (10’) required for waterlines, this may not be possible. Instead please note proposed setbacks for water and sewer lines on cover page. STORM SEWER COMMENTS 1. Does proposed storm running N/S between Tract C and Lot 6 connect to existing storm running E/W along Basin Grove? If so, how is that connection planned? 2. Similar question for storm running alongside Reservoir View. LANDSCAPE AND IRRIGATION COMMENTS 1. If planning to tap mains for irrigation line(s), please indicate proposed tap locations and confirm that meter and backflow pit locations are outside of easements/ROW. 2. Please check that planned landscaping does not plant directly over any utilities. 3. Please note for future that WWSD requires 90% of landscaping to be xeriscaping, and only 10% may be irrigated. |

Colorado Springs Utilities has no comment currently for this application. Additional comments will be provided with the submittal of any required Preliminary Utility and Public Facilities Plan associated with future development plan entitlements and building permits, if applicable. Information Item Only: Final Plat Contact Customer Contract Administration (CCA) at 719.668.8111 for an estimate of development charges, fees, Recovery Agreement Charges or other utility-related costs that may apply to this development. Colorado Springs Utilities requires an Application for Gas Line Extension to be submitted along with an Application for Gas Service Line Approval and/or Application for Elevated Pressure Approval prior to natural gas system design for service to the project. Refer to the Colorado Springs Utilities Line Extension and Service Standards or contact Field Engineering at 719-668-4985. Regarding natural gas extensions, Colorado Springs Utilities may require an extension contract and an advance payment for the estimated cost to construct the necessary gas extensions. Improvements, structures and trees must not be located directly over or within 6 feet of any underground gas distribution facilities and shall not violate any applicable natural gas regulations or Colorado Springs Utilities’ policies. Landscaping shall be designed to provide the required clearances for utility facilities, to allow continuous access for utility equipment, and to minimize conflicts with such facilities. The most current Entech report should be referenced in the Preliminary Plan. CGS has no further comments regarding the amendment to change the lot configuration of the Preliminary Plan.
