Site Plan review for a 30 X 100 high-tunnel metal frame greeenhouse with plastic exterior which inludes ventalation and sliding doors on both ends. Facing north and south. LDC definition of greenhouse: Used for horicultural puposes such as growing plants, fruits, and vegetables. A building whose roof and sides are made largely of glass or other transparent or translucent material and in which the temperature and humidity can be regulated for the propagation, cultivation, or growing of nursery stock such as flowers, bulbs, plants, trees, shrubs or vines.

1 Review 1: EPC DPW Stormwater does not have comments on any of the uploaded documents.

Note 1: The proposed area of disturbance is less than 1 acre, therefore an ESQCP is not required. If the area of disturbance exceeds 1 acre at any time, all work must be stopped and an ESQCP must be obtained in order to resume construction.

Note 2: The house was built in 2007, so the small area of disturbance with this project will not push the cumulative post-2008 disturbance to >1ac, plus the large lot PCM exclusion applies. Plus the property is zoned A-35.

Applicant notes:
- Please note that the proposed greenhouse shall not adversely impact neighboring or downstream properties as far as drainage runoff or drainage easements.
- Per the Road Impact Fee Acknowledgement Form, there shall be no customer vehicle trips generated to the property because of this land use.
