EDRD provided comments consistent with Traffic’s review: - The developer will be responsible for all roadway improvements listed in Table 10 of the SM Rocha, LLC TIS dated December 2025. - All onsite and offsite improvements must be incorporated into the Civil Drawings and must conform to the standards of the City of Colorado Springs and the Manual on Uniform Traffic Control Devices (MUTCD) Reviewed by Hao Vo, P.E. hao.vo@coloradosprings.gov |

The 2022 El Paso County Parks Master Plan shows no impacts to existing or proposed parks, trails, or open space. As such no trail easement dedications will be necessary for this project. The Grinnell Secondary Regional Trail will receive minor updates and be placed on the East side of Hancock expressway. However, the El Paso Parks Department encourages safe pedestrian travel. Staff encourages the applicant to install a sidewalk to El Paso County Public Works standards if El Paso County Public Works requires a sidewalk within this area. Regional and/or urban park fees (dependent on density calculations) will be assessed upon review of the forthcoming preliminary plans or final plat(s).
