The proposed *Mountain Air Marketing* variance request for 7260 Burgess Road was reviewed against the *2015 International Fire Code (IFC)** and found to be compliant with all applicable fire and life safety provisions. The existing structure is a single-family residence zoned RR-5 (Residential Rural) and will continue to function primarily as a dwelling, with a limited home-based office use for administrative computer work. Because no physical, electrical, or structural modifications are proposed, and no clients or public traffic will occur on-site, the property retains its **R-3 residential occupancy classification** under IFC 102.3 and IBC 302.1. No fire protection systems, such as sprinklers or alarms, are required for this type of residential use per **IFC 903.2.8**, and the existing residential egress configuration remains adequate under **IFC 1030**. Fire department access from Burgess Road meets the intent of **IFC 503**, provided that the driveway remains at least 12 feet wide, all-weather, and unobstructed. Water supply and fire flow requirements under **IFC 507.3** are satisfied by existing rural residential conditions, as no additional fire-flow demand is introduced. There are no hazardous materials, outdoor storage, or secondary structures planned, satisfying **IFC 315 and 5001**. The only noted item is to verify that the **address numbers** are clearly visible from the roadway and of contrasting color per **IFC 505.1**, and that existing **smoke and carbon monoxide alarms** remain operational as required by **IFC 907.2.11**. Overall, the proposed use poses no increased fire or life safety risk, introduces no new hazards, and maintains compliance with the intent and scope of the **2015 IFC**. Therefore, the variance request is **approved from a fire code standpoint**, contingent upon maintaining clear fire access and visible address signage. |
