Description
Special Use to allow a new 75-foot-tall CMRS stealth tower in the RR-5 (Residential Rural) zoning district. Exceeding the maximum height within RR-5 will be part of the Special Use. *IF* the applicant needs to reduce the use-specific setback of tower height + 10', this will elevate the application to the PC/BOCC hearing process. -- Details from applicant: Vertical Bridge (VB) is proposing a new 75' monopine Commercial Mobile Radio Service (CMRS) Facility with Verizon Wireless as the primary tenant. Construction of telecommunications and public utility facility, consisting of cell tower, space for carrier equipment, and a utility backboard will be within a fenced compound. No water or sewer is proposed. This will be an unmanned facility.

A document titled "V1_PLANNING CHECKLIST" has also been uploaded. Please feel free to use this for reference. This does not need to be returned.

If a modification to the *use-specific* setback standard is requested, please add this to the Letter of Intent. This will push the project to the BOCC for approval, as the Administrative Relief section of the Code does not give the Director authority to grant modifications to use-specific dimensional variances.

Please Note - Following the Special Use application, a Site Development Plan review will be required. This has already been created for you in EDARP after the EA Meeting was completed. This will be the TWR- prefix file type. With this project, several additional documents will be required (removal agreement, financial assurance, etc.).

The potential date an administrative decision can be made is 10/15/2025. Copies of the notice, mailing labels, and selected range have been uploaded to the EDARP file.
