1 7.2.5. Plat Naming and Number Conventions and Standards

All plats or documents filed for the purposes of compliance with this Chapter shall meet the following naming and numbering conventions:

(A)Plat Naming. Plats including preliminary plans and final plats shall be named in accordance with the following naming conventions. Deviations from the plat naming convention shall be approved by the PCD Director.(1)First Application Filed Entitled to Name. The first application which utilizes a specific name is exclusively entitled to use that name throughout the platting process. Plat names for final plats shall follow the name established by the preliminary plan or PUD. Changes to a plat name after initial approval of the plat or PUD may require that a name change fee be paid to cover the cost of changing County records. Changes to the proposed plat name after development application submittal, unless requested by County staff, shall be approved by the PCD Director.(2)No Duplication. No plat shall receive approval if the name duplicates or could be confused with the name of a subdivision of record within any jurisdiction located in El Paso County on file with the Clerk and Recorder.

1 1. Deer Dance has been reserved for the access easement; however, please pick a proper private road suffix (Grove, Heights, Point or View).
2. The driveway access should be off of the named access road (Deer Dance). Once the street name is depicted on the plat, enumerations will assign an address which will also need to be added to the final plat.
3. The future Guest House will also need a separate address assigned. Prior to submitting plans for permit for the Guest House, please contact this department for a separate address.


Standard Final Plat comments apply:

1. Enumerations will review the pre-plat (mylar) prior to plat for address placement, street names, and title block.
2. A $10.00 per lot and tract platting fee will be due at the time of the review of the pre-plat, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. As of December 5th 2023, the fee for all credit/debit cards has changed from the flat 2.95% fee to the following: Over the phone Credit/Debit Card payments will be 2.3% and In-Person Debit Card payments will be 1.5% (in-person only). Paid directly to the Enumerations Department.
3. Pre-plat reviews can be reviewed via “pdf” or in-person. The pre-plat will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations stamping the pre-plat and receiving payment of plat fees. If any pre-plat changes occur, even if changes do not apply to Enumerations, we still need to re-stamp the pre-plat. The Enumerations stamped pre-plat copy should match the recorded document minus a few signatures. FYI:
1. A driveway permit is required (Pyramid Mountain Rd (2045): Rural - Minor Collector with 80’ of ROW (Paved)).
2. The Owner must follow the recommendations in the Soil and Geology Study (the study has a lot of important and sensitive recommendations.
3. The Road Impact Fee will be paid at the building stage (The LOI confirmed the RIF acknowledgement).

1 This office needs more information before evaluation. (1) Please make sure the Water Resources Report (WRR) is prepared pursuant to Section 8.4.7 (B)(c) and that the party preparing the WRR is identified. Section 8.4.7 (B)(7)(d) of the Land Development Code provides that the presumptive indoor use amount for a single-family home is 0.26 acre-feet per year. (2) In the Water Resource Report, please justify and provide evidence for an estimated demand for indoor use at 0.25 acre-feet per year. (3) Please also breakdown the separate uses of irrigation and stock watering. (4) Please upload a Water Supply Information Summary. (5) Please upload a letter from the Colorado Division of Water Resources with findings of water sufficiency. (6) The WRR states that water service will be provided by Cascade Metro District No. 1. If this is accurate, please correct p.2 of the letter of intent and provide a commitment to serve letter from the District.
