Fire Safety and Wildfire Mitigation comments:

Provide a fire protection report as required per LDC 6.3.3.
A gate is shown on the plans. Will a Knox key switch be used for fire department access?
Please show the turn radius inside the site will meet the 33’ inside and 53’ outside needed for Black Forest Fire’s apparatus.
How will water for fire suppression be provided? Will there hydrants or cisterns and where will these be located?

As background, I previously reviewed the original plan and provided the developer with preliminary guidance. Key points included:
Fire Hydrant Coverage:
Based on IFC Section 507.5.1 and Appendix C, at least one additional on-site hydrant may be required due to apparent gaps in hydrant coverage—especially for non-sprinklered container rows exceeding 600 feet in hose lay. Fire flow requirements under Table B105.1(2) will also need to be confirmed.
Stored Material Restrictions:
Combustibles and hazardous materials must comply with IFC Section 315 and Chapter 50. Storage of fuels, batteries, or hazardous materials in leased units must be restricted through policy and tenant agreements.
Site-Specific Concerns:
The proposed layout (see Sheet SP01, attached) includes:
305 shipping containers of varying sizes
24-foot drive aisles (sufficient for access per IFC 503.2.1)
A gated access point (needs Knox compliance and 20-foot clear width)
A temporary gravel turnaround labeled “per SF 2325,” which will need verification for Appendix D turnaround standards

Add the following notes to the utility plan:

Action Item: Gas meter locations on plan view and building elevations must be shown and labeled.

Action Item: Add note " Gas meters must be a minimum of 3-feet from doors, operable windows, or any vents or openings in walls."

Action Item: Add note “CSU Field Engineer to determine final gas meter and service line locations. Contact Field Engineering at 719-668-4985 (Gas) with any questions.”
