On 02/14/2025, PCD mailed "Notice of Application" letters to surrounding property owners within a 500-foot range (39 addresses). 1. Rio Lane cannot not be running in two different locations. On page 2 of the plat, Rio Lane running south to Retail Row Street will need to change. For filing No. 1
2. Street names not available for this filing and need to be replaced; Gyrfalcon Lane and Goshawk Way.
3. Contact Enumerations when you are ready to have addresses assigned. The project will be placed on a list once the street names are approved.
4. 12445 Rio Lane is required to have a wrecking permit in place prior to approve of any plan with the Enumerations department with Regional Building.

Comments for E911 as follows:

Names were already approved and have been reserved for these streets: Jacamar Pl, Sapoya Pl, Motmot Way, Tody Way, and Buteos Ln. Not sure if there was a miscommunication, or if the new names below are preferred for the development.

Caracara Pl – Available
Buteos Ln – Previously approved

Goshawk Way – Not available, existing
Gyrfalcon Ln – Not available, similar to existing

The Rio Lane extension running along the west side of this development is incorrect. The existing Rio Lane extends from the intersection at E Hwy 24 and runs east/west along the north side of this development, this road cannot split and go both east/west and north/south.
This has been addressed multiple times on different submittals, but still appears to be a subject of confusion. Please correct this name on future submittals.

The U.S. Fish and Wildlife Service reviewed and provided a comment of no concern for this project on February 17, 2021 (2021-TA-0493) and October 4, 2021 (2022-TA-0007). The parcel is located within the current effective Zone A floodplain with no BFEs(no supporting model available). Draft model backed floodplain extents for this area have been developed as part of Phase 1 for the ongoing El Paso County, CO, Risk MAP Project”. The data has been reviewed and approved through FEMA’s QA/QC process (May 11, 2022) and is currently in the MIP (Case No. 19-08-0037s). The data show the floodplain extents contained within the current effective Zone A overlay.
Site work for this project removing the zone a floodplain and containing the floodplain within an underground culvert on the adjacent property has been approved by FEMA via CLOMR case 23-08-0708R. A permit from the regional floodplain office for work within the floodplain is required.
Effective extents shown on the plat appear accurate. BFEs are not required due to floodplain modifications approve by FEMA in CLOMR 23-08-0708R.
