Recommend that the Planning Commission and the Board of County Commissioners include the following conditions when considering and/or approving the Overlook at Homestead Final Plat Filing No. 1: (1) fees in lieu of land dedication for regional park purposes in the amount of $18,180 will be required at time of the recording of this final plat. (2) provide a 25-foot public trail easement along the Palmer Divide Regional Trail alignment that allows for the construction and maintenance by El Paso County of the Palmer Divide Regional Trail, and this easement shall be shown and dedicated to El Paso County on this Final Plat. 11/18/2024 8:46:17 AM

1. This is section 22 and section 27, mostly section 22. Correct the title block.
2. Parcel number 41220-00-005 is not a part of this project.
3. Enumerations will need to see the continuation to the east of Apex Ranch Road, to be able to assign addresses to this street for this project. Please provide this information when requesting addressing to the area.
4. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door, and should be placed as close to the edge of the lot as possible, running parallel to the street it is being addressed from.
5. The proper Campout Dr begins at Apex Ranch Rd near lots 25 and 28 heading south toward Hatband Dr.
