1. If the access to the existing home at 16850 Steppler Rd changes to main access off of Stewart Ranch Court, an address change will need to occur in conjunction with the recordation of the final plat. An addressing plan has already been created, please see attached. Add these addresses to the plat as close to the named street as possible, see the addressing plan for placement. Several lots are corner lots and will need to have two addresses shown. Final Plat comments apply: Enumerations will review the pre-plat (mylar) prior to plat for address placement, street names, and title block. A $10.00 per lot and tract platting fee will be due at the time of the review of the pre-plat, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of December 5th 2023, the fee for all credit/debit cards has changed from the flat 2.95% fee to the following: Over the phone Credit/Debit Card payments will be 2.3% and In-Person Debit Card payments will be 1.5% (in-person only). Pre-plat reviews need to be reviewed in-person. The pre-plat will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations stamping the pre-plat and receiving payment of plat fees. If any pre-plat changes occur, even if changes do not apply to Enumerations, we still need to re-stamp the pre-plat. The Enumerations stamped pre-plat copy should match the recorded document minus a few signatures. The available referral documents include the Final Plat (Matrix, November 21, 2024), Letter of Intent (Matrix Design Group, December 5, 2024), Construction Plans (Matrix, November 2024), Geology and Soils Evaluation Report (Vivid Engineering Group, November 6, 2024), and other documents. We understand the applicant requests plat approval for 13 large lot detached single-family units. Vivid’s report provides a valid description of surface and subsurface conditions and soil and bedrock engineering properties. No geologic hazards/constraints are associated with the site. CGS agrees with Vivid (page 5) that “this general information will be supplemented by a lot and house specific geotechnical investigation that will provide final geotechnical recommendations specific to the final lot layout and house plans.” Provided Vivid’s recommendations are strictly adhered to, CGS has no objection to approval of the final plat.
