Note:
Road Impact fees will be due in 2025 for the expanded area at the updated rate of $447/1000sqft.
SDP PPR1945 has not paid Road Impact Fee to date for 183K sqft. This with the new rate would be $81,801 for PPR1945. This fee must still be paid.

Property in the unincorporated area of the county that receives a Land Use Approval either in a public hearing or administratively, is subject to the payment of Road Impact Fees. After December 31, 2024, the fee is paid for new residential and non-residential uses and structures and expansions of non-residential uses and structures.

When emplacing the trees and shrubbery for the site plan, the root structures cannot come within 5 feet plan view of the existing water line on the dirt access road between the proposed RV storage and the existing RV storage. Cherokee Metropolitan District has a 10-foot-wide easement for a 20" Ductile Iron pipe that runs on the south side of your development. Attached is a GIS image of the 20" DIP along with said easement respective to it.

On page 3 of your "Site Plan", on the South side of the development, the proposed Austrian Black Pines will eventually infringe on this easement via their root structures and potentially will endanger our main northern line into our District.

Suggest those trees either do not go in or are moved more inward of your development.
