(Not Ellicott) 515 S Yoder RD Parcel #1400000459 Zoning A-35 40.18 acres Per the El Paso County Assessor: Land Use - GRAZING - 45 ACRES PER ANIMAL UNIT Building – Horse Arena 30,000 SQ FT – Agricultural Use Occupancy Classification – Group – U Request for a Special Use permit for the manufacture of sheds in an agricultural business in A-35. States existing 30,00 SQ FT Commercial Building. The existing building is an agricultural use building (horse arena) Group U occupancy, The purposed change of use would make this a commercial manufacturing building Group F-1. If this special use is allowed it will need to conform with Chapter 6 of the Land Development Code to include Automatic Fire Protection (6.3.3 C1b) and Fire Protection Water Supply 6.3.3 C1a and 6.3.3 C1d). Please provide documentation on how this will conform with Section 6.3.3 of the Land Development Code. |
