RMG's 10/31/2024 characterization of subsurface conditions is based on only two borings and two test pits in the northern portion of proposed lots 2 and 3, not in the vicinity of likely building locations. However, RMG's evaluation of geologic hazards and geotechnical constraints is valid. CGS agrees with RMG (page 21), "A site-specific subsurface soil investigation will be required for all proposed structures including (but not limited to) residences and any proposed retaining walls, etc." Provided all of RMG's recommendations are rigorously adhered to, CGS has no objection to approval of SF2513. Georeferenced plat relative to calculated slope angles is attached.

The U.S. Fish and Wildlife Service (Service) has reviewed the documents associated with this Project. We are concerned about the construction of the access road that would occur north of Vista View Drive which looks like it could infringe upon the Monument Creek floodplain and potentially result in impacts to suitable Preble's meadow jumping mouse habitat.
