So he told me that I could disregard all of the grading-related documents because they would be finalized and reviewed with the SF. However, I did still provide some preliminary comments the grading/stormwater documents as a courtesy. As requested, the Colorado Geological Survey (CGS) has reviewed the Esteban Rodriguez Preliminary Plan (County File# SKP237, located 38.9534, -104.5328). CGS previously reviewed the sketch plan (November 27, 2023). A Soils and Geologic Hazards note has been added to the Preliminary Plan that addresses our previous comments. 1. Please address E-911 comments and email us a list of the approved street names once approved by 911 Authority. Beckya@pprbd.org. 2. When submitting the development plan for addressing, please remove all contour lines to aid in a clean, easy-to-read addressing plan. 3. Although this will be submitted in separate final plat filings, please send us the entire development plan for addressing. 4. The intent letter mentions 4 commercial lots; however the plans show/lists (7) seven. Please clarify. Standard Development Plan comments: 1. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door, and should be placed as close to the edge of the lot as possible, running parallel to the street it is being addressed from. 2. Provide a 100 scale copy or larger of the entire APPROVED development plan (d.p.) to this department so that addressing can be assigned. Once received, the development plan will be placed on a list to be addressed. Development plans that are not yet approved may be addressed, however additional plan review fees will accrue if changes are made to the D.P. after initial addressing. FEMA approved base flood elevation data and 100-year floodplain boundaries shall be provided and shown on plats for subdivision proposals and other proposed developments that contain at least fifty lots or five (5) acres, whichever is less; All buildable lots less than two and one half (2½) acres in size are required to be located entirely outside of the 100-year floodplain. Lands within the 100-year floodplain shall be established in a tract, and require that the owner maintain the tract. Buildable lots two and one half (2½) acres and larger, are required to have the 100-year floodplain contained in a drainage easement dedicated by plat in the name of the governing body with the restrictions of “No Build” and “No Storage of any Materials”; The parcel is located within the current effective Zone A floodplain with no BFEs(no supporting model available). Draft model backed BFEs for this area have been developed as part of Phase 1 for the ongoing El Paso County, CO, Risk MAP Project”. The data has been reviewed and approved through FEMA’s QA/QC process (May 11, 2022) and is currently in the MIP (Case No. 19-08-0037s).
