This proposed project is located within the Bent Grass Metropolitan District boundaries. The District assess’ platting and building permit fees for new development within the District Boundaries, the District also assess’ a mill levy on property within the District Boundaries.

The fees for this year are as follows:

Traffic Signal Fee:
Commercial - $10,000
Residential - $1,000

Platting Fees:
Commercial- $5500/ACRE
Residential- $5500/ACRE

Building Permit Fees:

Commercial/Industrial/Other non-residential- $1.00/SQUARE FOOT

1. Addressing needs to be address to the lots. Addresses should be placed as close to the edge of the lot as possible, running parallel to the street they are addressed from. Lot 1-11672 & lot 2- 11694 Bent Grass Market View.
2. Provide Enumerations with a copy of the final recorded plat. Plans with RBD will not be approved without it.
3. Standard Final Plat Comments:
a. Enumerations will review the pre-plat (mylar) prior to plat for address placement, street names, and title block.
b. A $10.00 per lot and tract platting fee will be due at the time of the review of the pre-plat, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of September 28th, 2022, an additional over the phone transaction fee of 2.95% of the total transaction will apply for any credit card payment.
c. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal. Please email the Enumerations staff member that reviewed your project. d. Pre-plat reviews can be reviewed via “pdf” or in-person. The pre-plat will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations stamping the pre-plat and receiving payment of plat fees. If any pre-plat changes occur, even if changes do not apply to Enumerations, we still need to re-stamp the pre-plat. The Enumerations stamped pre-plat copy should match the recorded document minus a few signatures. Colorado Parks and Wildlife (CPW) has reviewed the plans for the Bent Grass East Lot Line Adjustment / Combining Lots 2 and 3 in El Paso County. Colorado Parks and Wildlife (CPW) is familiar with the site and has commented on the overall Sterling Ranch project area in the past, and CPW would defer to those previous comments. Based both on the location and type of action that has been taken CPW anticipates that the impacts to the wildlife resource from this project would be negligible.

DWR has reviewed the referral for the Varnau Setback Variance Request, which does not appear to qualify as a “subdivision” as defined in section 30-28-101(10)(a), C.R.S. Therefore, pursuant to the State Engineer’s March 4, 2005 and March 11, 2011 memorandums to county planning directors, this office only performed a cursory review of the referral information.

No information was provided regarding proposed water uses or estimated water demands on the property, therefore this office has no comments on the water supply for this referral.
