Review 1: EPC DPW Stormwater has the following comments: Drainage Letter: Step 2 of the four step process states that the road improvements will be treated for water quality and detention facilities will be constructed by the Metro District during the appropriate phase of improvements. If the detention facilities are built after the road, discuss the potential for downstream impacts from the increase in imperviousness associated with the road or clarify the road will be put in after the construction of the detention facilities. Review #1: Engineering has the following comments: Traffic/Transportation: 1. Note: Staff understands that City annexation of Bradley Road from Powers to City Limits is currently in progress. 2. On page 5 of the Traffic Impact Analysis received with Bradley Ridge Subdivision Filing No. 1 Final Plat, it is noted that “there will be a time when the site only has access to Collector D.” This, plus the distribution of 36% of traffic headed south and west on Fontaine doesn't correspond to the zero trips shown on figures 4, 5, 7, and 8, and the statement confirming that on page 12. 36% of 77 AM trips and 89 PM trips (for just this filing) would be 28 AM trips and 32 PM trips using Peaceful Ridge Drive to the south. Note that additional ROW is needed for Peaceful Ridge at Marksheffel. If this development doesn't want its traffic exacerbating the Peaceful Ridge at Marksheffel LOS or traffic through Peaceful Ridge and Cottonwood Meadows developments (Sleepy Meadows Drive, which was not analyzed), the south access from Bridgegate Place should be for emergency access only.
