Lisa Elgin Project Manager BOCES approval of location Peyton School District fully supports the establishment of the BOCES vocational center. We also understand that up to 121 single family dwelling units could have a significant impact on our district and facilities. Following Table 8-2 in the Land Development Code, the school district has been entitled to 653 sq. ft. per dwelling unit which is 79,013 sq. ft. or 1.81 acres. Obviously 1.81 acre of land in that location would not be of significant benefit to the school district. The Service has reviewed the BOCES project and has no concerns with this project resulting in impacts to species listed as candidate, proposed, threatened, or endangered. The location of this project falls within the block clearance zone for Colorado Springs, and as such, no listed species are expected to occur in the area. El Paso County Parks and Community Services. The 2022 El Paso County Parks Master Plan shows no impacts to existing or proposed parks, trails, or open space. The proposed Elbert Road and Judge Orr Road Bicycle Routes are located immediately adjacent the west and south sides of the subject property, but will be located within the individual roads' right-of ways, so no additional trail easement dedications will be necessary. As this is a commercial application, no regional park fees will be assessed at final plat unless changes to the El Paso County Land Development Code in 2024-2025 necessitate their assessment.
