Review 2: EPC DPW Stormwater comments have been resolved on the following documents:
- Drainage Report
- Site Development Plan

Since the first submittal review period, the applicant clarified that no disturbances are proposed with this project. The level of disturbance/imperviousness of the western half of Lot 2 has been the same since prior to 2008 and the eastern half development was built under CDR163. So no additional WQ or detention is required for Lot 2 at this time, given what they are requesting.

Based on SDP and aerial review the following has been calculated
19,360sqft of outside container self-storage area
14,080sqft of outside RV storage pad area
~33,440sqft of outside self-storage total

Airport staff recommends no objection with the following conditions:

• Avigation Easement: An avigation easement is requested or provide proof of previous recording (book/page or reception number).

• FAA Form 7460-1: If use of future equipment (permanent or temporary) will exceed 200 feet above ground level in height at this site, the applicant is to file an airspace evaluation case with the Federal Aviation Administration (FAA) and provide the results to the Airport before the commencement of construction activities; FAA’s website (https://oeaaa.faa.gov/oeaaa/external/portal.jsp).

Applicants shall demonstrate full compliance and conformance with El Paso County’s adopted Land Development Code (LDC), Engineering Criteria Manual (ECM), adopted International Fire Code (IFC), and all other adopted codes, provisions, or statutes that impact fire safety to include access/egress, water supply, hardening of structures, addressing, fire protection systems, etc. The applicant shall submit a comprehensive fire protection report from a qualified fire protection engineer that is licensed as a Professional Engineer (PE) by the Colorado State Board of Registration for Professional Engineers to demonstrate conformance to all requirements. Furthermore, the District does not support any waivers or variances that negatively impact any fire safety provisions including access/egress, water supply, hardening of structures, addressing, fire protections systems, etc.

Step 1: Applicant must locate a Colorado licensed Professional Engineer (PE) that meets credentials above.

Step 2: Applicant must have that PE stamp/approve a comprehensive fire protection report demonstrating full compliance and conformance to the El Paso County LDC, ECM, IFC, etc. as outlined above.

Step 3: Applicant shall then submit that specific stamped/approved fire protection report into EDARP to demonstrate conformance to all requirements.
