- Approved BOA 9/27/23 5-0. Add an attached garage and workshop to the existing house. The split-level, ranch style house; built in 1980, is "set" into the mountain. The garage would attach to the north, lower level wall of the house and the workshop would attach to the south, lower level wall. These two buildable plots are really the only two areas available within the property lines. Originally, the house was on a larger "lot" straddling the Teller and El Paso County line. The owner sub-divided on the county line and the house ended up 16 ft from the new property line in spite of the A5 zoning (25 ft setback). Adding a garage to the north face, like the house, is inside the 25 ft setback zone. Staggering the alignment of the garage and house helps with the setback issue and still allows roughly 30 ft out front of the garage; but this still puts the garage some 8 ft from the line. This variance request is for a 5 foot setback to allow for some "wiggle" room during final design and room for buried utilities.
