Engineering Review Ver.4 No further engineer comments Engineer comments resolved on the site plan for the special use submittal. TIS routed for approval. Notes for Site Development Plan future submittal. Please ensure the following issued are addressed in the SDP. This area of disturbance will require an ESQCP permit, FDR, Grading & Erosion Control Plan and additional engineering and stormwater documents prepared by a CO licensed engineer. Water quality and detention will be required for this project. These documents will be required to be submitted with the full Site Development Plan submission application. Road Impact fees are applicable. If no building permit is obtained from PPRBD then road impact fees must be paid at time of site development plan approval. A commercial driveway access permit will be required. Apply through EDARP under Initiate a Minor Application for PRI/SEC roadside ditch driveway access point. Note the site development plan for the special use approval will be limited as to the number of RV and container storage depicted. If the RV and container storage were to increase the site plan would need to be updated. Additional Road Impact fees would also be applicable. The current provision and density for RV and container storage over the planned ~2ac is very low compared against the capacity with most typical RV storage businesses and lots. Ensure the planned grading plan and detention pond layout will be functional. The ponds will need proper grading, spilldown areas and proper outlets and possible drainage easement. With the vehicle and container storage pads directly around the detention ponds this may not be feasible. The ponds may also need to be set back further from the property line to allow for a property outlet structure, so no concentrated flow enter the adjacent property.
