Staff has determined that an ESQCP will not be required for this project due to the limited disturbance. It is still the developer's responsibility to provide the appropriate stormwater control measures during construction.

As requested by El Paso County, the Colorado Geological Survey (CGS) has reviewed the application for Mariah Trail Filing No 1 (located 39.1133, -104.7171). Available referral documents include a Geology and Soils Evaluation Report, Proposed Mariah Trail Subdivision, Filing No. 1, El Paso County, Colorado (VIVID Project No.: D23-2-587, March 21, 2023). CGS concurs in general with VIVID’s geologic interpretation, identification of hazards and constraints posed by the geology, and recommended mitigation for these conditions. Provided their recommendations are strictly adhered to in the development of this subdivision, CGS has no objection to its approval.

1. An address change to 19275 Mariah Trail will need to occur when the approved development plan is submitted for addressing.
2. Have the existing permitted structures on Lot 1 been removed? If they are to remain, the address of 19205 Mariah Trail will also need to have an address change
3. It is the developer's responsibility to notify any property owner that their address will change due to the new subdivision. It is required that any documentation sent to the property owners be sent to Enumeration for verification that they have been notified.
4. Further comments may apply once these questions are addressed.

Standard Development Plan comments:

1. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door.
2. Provide a 100 scale copy or larger of the entire APPROVED development plan (d.p.) to this department so that addressing can be assigned. Once received, the development plan will be placed on a list to be addressed. Development plans that are not yet approved may be addressed, however additional plan review fees will accrue if changes are made to the D.P. after initial addressing.
