Previous review comments have been resolved. There are no further comments regarding drainage or transportation for this special use application at this time. Any approved documents will be uploaded by the project manager. Note: - Additional engineering documents will be required at the site development plan stage of the process. - Documents to be required may include Final Drainage Report, PBMP Applicability Report, Financial Assurance Estimate Form, MS4 Post-Construction Form, Grading and Erosion Control Plan, SWMP, and ESQCP. - El Paso County requires all parcels within unincorporated El Paso County to have a driveway access permit. There is no access permit on file for this parcel. Applicant should apply for a Driveway Access Waiver through EDARP, https://epcdevplanreview.com/ . Under "Getting Started" click on "Initiate a minor application", select Access Permit, and enter a valid email address. A verification code will be sent to the email provided. The verification code will be needed to access the application online - Per Resolution 19-471 Road Impact Fees are applicable to this project. Fees are due at the time of building permit application or final land use approval, whichever comes last. Subject property does not belong to a fire district. After speaking with Colorado Springs Fire District they will service in the event of an emergency and bill later, but will not review this application since it is not in their district. Applicant may want to consider annexing into the City of Colorado Springs in order to receive services. Variance of Use criteria states: "Sewer, water, storm water drainage, fire protection, police protection, and roads will be available and adequate to serve the needs of the proposed variance of use as designed and proposed." The property currently does not have fire protection (only in the event of an emergency). There is no fire department to determine if they are able to serve the needs of the proposed variance of use as proposed. |
