Applicant shall address all remaining comments provided by the County Attorney and submit the Detention Maintenance Agreement with signature at, or before, the Pre-Construction Meeting. Failure to provide a signed Detention Maintenance Agreement will delay issuance of the Notice to Proceed.

A Work-in-Right of Way Permit from El Paso County Department of Public Works is required prior to any work within El Paso County right-of-way.

The Road Impact Fee, per Resolution 19-471 is applicable to this project. The fee will be assessed per the following and is due at building permit approval:

Overall Building SF = 164,166 SF
Per Traffic Impact Study 75% of total square footage will be used for warehousing and 25% will be retail/showroom use.
75% of 164,166 SF = 123,124.5 SF (Warehouse)
25% of 164,166 SF = 41,041.5 SF (General Commercial)

(123,124.5 SF / 1,000 SF) x $1,865 = $229,627.1925
(41,041.5 SF / 1,000 SF) x $4,958 = $203,483.757

Total Road Impact Fee Due = $229,627.1925 + $ 203,483.757
Total Road Impact Fee Due = $433,110.9495

2. No address or permit will be required for the trash enclosure due to height.
3. 19165 Monument Hill Road will be the address for this lot. Retaining wall address will be 19169 Monument Hill Road. If all walls are proposed to be on one plan and one permit with Regional Building Department then one address can be used.

WWSD is working directly with the applicant to determine water usage and sanitary sewer layout. Multiple fire flow modeling scenarios are required to determine fireflow data for the desired sprinkler system flows. The district is discussing this internally and will reach out to the applicant with a recommendation that may or may not affect the utility layout in this submittal. For site utility plans, the District would like to see plan and profile views of the sanitary sewer pipelines. 1. 18950 Base Camp Road is not the address to this project but the address from where this project is intended to access. An address needs to be assigned to this structure, where is the front door? Email Amy@pprbd.org to have all addressing assigned.
2. If the trash enclosure exceeds 7’, a separate address will need to be assigned along with a separate permit. Please clarify what the height is to the trash enclosures.
3. Exempt: Retaining walls not more than 4’ in height measured from the lower grade to the upper grade. Unless supporting a surface or a grade slope greater than two (2) units horizontal to one (1) vertical or impounding class, 1,II, III-A LIQUIDS. Contact Enumerations if addressing is needed.
4. Project location does not seem to be platted, yet the intent letter states this area is not intended to plat. Please clarify.
