Review 1: See comments below Please contact Floodplain Administrator Keith Curtis (keith@pprbd.org 719-327-2898) for allowed flood plain uses and procedures. The site development plan identifies a proposed wall on the property. Please update the plan to show the floodplain boundary and elevations as provided by FEMA. A letter of certification/approval from Keith may be required for the proposed wall. In the next submittal please provide a copy of response from Keith. Letter of Intent: - Provide a statement confirming the proposed relocation will not adversely impact adjacent properties or existing stormwater runoff patterns. - The site development plan identifies a proposed retaining wall. Please discuss in the report and provide correspondence from Pikes Peak Regional Building Department Floodplain. Walls within floodplains are not allowed and are required to follow floodplain regulations. - Discuss if any land disturbance is anticipated such as grading for the scale, walls, etc. Site Development Plan: - Show and label the floodplain boundary on the site plan. - Add the following note to the plan "This property is located within a designated FEMA Floodplain as determined by the Flood Insurance Rate Map, Community Map Number 08041C0741G, effective date 12/7/2018." - Replace "County File No PPR 14-26" with "PCD File No. COM2337". - If PPRBD Floodplain approves the placement of the wall please provide wall elevations. Therefore, pursuant to the State Engineer’s March 4, 2005 and March 11, 2011 memorandums to county planning directors, this office only performed a cursory review of the referral information.
