Review 2: Review comments on the following documents: - Site Development Plan - Drainage Letter Review comments have been resolved on the following documents: - Letter of Intent Note: - The Road Impact Fee will NOT be applicable to this project. - A Financial Assurance Form will be required to be included in the next submittal due to the proposed culvert in the county right-of-way. Please see comments on the drainage letter and construction drawings. - City of Colorado Springs drainage report and construction drawings for the inlet on the corner of the property will be uploaded to EDARP by the planner for you to reference as these documents are more recent. A Commercial Driveway Access Permit is required prior to the start of construction. Please apply for a driveway access permit through EDARP, https://epcdevplanreview.com/ . Under "Getting Started" click on "Initiate a minor application", select Access Permit, and enter a valid email address. A verification code will be sent to the email provided. Add the following note to the site plan: "All curb, gutter, driveways, pedestrian ramps and sidewalk posing a safety hazard, damaged, exhibiting excessive deterioration or does not meet current City Engineering standards along Austin Bluffs Pkwy adjacent to the site will need to be removed and replaced prior to the issuance of the Certificate of Occupancy (CO). An on-site meeting can be set up with the Engineering Development Review Division (EDRD) inspector to determine what, if any improvements are required. The only comment that CSU has, is there is an electrical line in the R.O.W on the western edge of the property. It is recommended that locates are performed to ensure that the electrical lines are not across the property lines and under the proposed parking lot. See attached picture for reference |
