As requested (County email, March 27, 2023), the Colorado Geological Survey (CGS) has reviewed the submittal (File #: VR236, located at 38.8549, -104.7186). Documents relevant to our review included the Application (Oliver E. Watts, March 21, 2023), Letter of Intent (Oliver E. Watts, March 16, 2023), Plat (Oliver E. Watts, March 22, 2023), and a Soil Test Report (Geoquest, Job # 18-0650, April 3, 2019).

CGS has no objection to conditional approval of the proposal to create three commercial lots from a previously developed, existing single lot on 5.6 acres. We recommend the proposal only be approved, provided that a note be added to the plat that any future construction or changes to buildings should be accompanied by a site-specific soil and foundation investigation to determine the engineering properties of the soils AND that a geologic hazard report that includes the identification of any hazards or constraints imposed by geologic conditions should accompany any report submitted in support of new construction. No data about site geology has been provided, negating any comment in the letter of intent that no hazards or constraints due to geology exist, nor have the soil conditions been investigated for their engineering properties for each individual lot.

1. Clarify if lots 1 and 2 will contain the existing buildings? If so, the addresses for these lots will be the addresses for the restaurant (5819 Palmer Park Blvd) and coffee shop (5830 Omaha Blvd) and will need to be added to the final plat.
2. Will Lot 3 contain the existing addresses? 5849 - 5883 Palmer Park Blvd, if so the range of addresses will need to be added to the final plat.

• Enumerations will review the mylar prior to plat for address placement, street names, and title block.
