CGS has reviewed the submittal (39.1139, -104.8547). Documents relevant to our review included the application for 1384 Buckwood Lane (File Number VR2213) requesting a subdivision of the existing 3.9-acre lot into four rural residential lots, a final plat (LWA Land Surveying, Inc., Project 22018, June 30, 2012), and a Geologic Hazard Evaluation and Soils and Foundation Investigation (CTL Thompson Project No. CS19579-120, September 20, 2022). CGS concurs with CTL that the identified geologic hazards and constraints within this property do not preclude the proposed development and can be mitigated with proper engineering and design. However, it is important that the geologic conditions be further evaluated during lot-specific soils and foundation investigations as recommended by CTL (p.7). CGS recommends that a note be added to the plat that lot-specific soils and foundation investigations are required before the development of each lot. The lot-specific investigations are necessary to evaluate for expansive material in the Dawson Formation and to verify the other soil conditions and recommendations provided by the engineer. It is also critical for the long-term satisfactory performance of the planned structures that all recommendations from the geotechnical engineer be followed in developing this property. The address of the existing residence will not change as a result of this plat. The current address of 1384 Buckwood Ln. needs to appear on Lot 1. 2. Submit a copy of this plat to Enumerations for address assignment for the other 3 lots. Once addressing is assigned, they need to be added to the plat. 3.
