Engineering Review Ver.4 Engineer comments provided on the following documents. Site Plan_V4 TIS_V4 Its noted that the applicant has elected to continue the rezone application and provide a TIS. This review was cursory based on this change pending a TIS to be submitted. TIS will need to be updated throughout. In leu of submitting a required TIS that has been completed and signed by a CO licensed engineer the following conditions of approval will be required. Absent these conditions being agreed to a signed TIS will be required. No more than 25 visitor vehicles present at the property at one time that are associated with any approved Special uses. No more then 10 trips per hour associated with approved special uses. Traffic generation in excess of 100 ADT trips per day will require a CO licensed prepared and signed TIS. Events or patronage to the BEC that exceed the above traffic volumes will require a temp use application and traffic memo. LOI should be updated to include details on the expanded BEC and removal of the B&B and Assisted Living Road Impact fees will be required paid at time of building permit. The Improvements necessary to create the new entrance, Elbert Road stripping, and private road entrance will require an ESQCP, CDs, Drainage letter, and GEC plan. Due to recent conversations with applicant and the rezone application that is to be submitted, this application is on hold. If the rezone is approved, it will change the application process and this special use process may not be necessary.
