Review 2: EPC DPW Stormwater comments have been provided (in orange text boxes) on the following uploaded documents: - CDs (Segment 1 only).......................(to be uploaded with Development Services comments) - Drainage Report (Segment 1 only)....(to be uploaded with Development Services comments) Note: I was unable to complete an entire review of Segment 1 or Segment 2 documents given the volume of errors, omissions, and unresolved previous comments with the submitted documents. Please review and address all previous comments from Review 1. If you have any questions, please reach out to me to discuss further, my email address is provided below. QC all documents for discrepancies prior to resubmittal. For example: the Drainage Report text must match what is shown in the calcs, drainage maps, and the CDs. Currently there are too many discrepancies for me to complete a proper review. For context: this review has taken about 2 to 3 times longer to review than a project of a similar size and scope, and I did not even review the Segment 2 docs. See construction plans for comments - The detention facility at Londonderry and Eastonville is a private MSMD facility. MSMD will not accept storm flows from Eastonville into the pond. - Meridian Ranch Investments has been working with El Paso County DOT regarding the 20' additional right-of-way on the west side of Eastonville. The right-of-way acquisition must be completed prior to commencing construction. Legal exhibits uploaded with plan set - A temporary construction easement is necessary for grading operations onto Meridian Ranch Investments property. |
