1. The address assigned for this new storage building will be 4920 Alturas Drive. Please use 4920 Alturas Drive when submitting plans to Regional Building Department. Please be sure to include an architectural site plan in the Architectural Plans set. When performing RBD plan reviews for permit, Enumerations does not approve site plans in the Development Plan pages.

The proposed Pikes Peak Christian Church Storage Building lies north of the existing Fountain Mutual Irrigation Co. (FMIC) and Fountain Mutual Metropolitan District (FMMD) canal system (not the existing drainage ditch as indicated on the development plan). This section of the canal system is the start of the "Super Ditch" canal system that was improved beginning in 1999 to address stormwater flows east of Hancock Exp. (Main Street) and discharge these flows into the Windmill Gulch natural drainage basin to the east.

As noted in the Letter of Intent, the proposed Storage Building is replacing an existing asphalt parking lot that sheet flows into the existing on-site detention pond located at the southeastern corner of this property. This pond was sized to handle the stormwater from this storage building site which discharging into the existing canal system, therefore both FMIC and FMMD have no issues with the proposed storage building site.
