FINAL PLAT:

1. Enumerations will review the mylar prior to plat for address placement, street names, and title block.
2. A copy of the final recorded plat is required prior to approval in the Enumerations department on any COMMERCIAL plan submittal. BeckyA@pprbd.org (Please email the Enumerations staff that reviewed your project).
3. The mylar will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. CGS previously reviewed this project on 2/4/2021. Our previous comments remain relevant and are repeated here: “The Villas at Claremont Ranch site (38.8563°, -104.6816°) does not contain any geologic hazards or unusual geotechnical constraints that preclude the proposed 83-lot development. The available referral documents include a Soil, Geology, and Geologic Hazard Study (Entech Engineering, Inc., 9.22.17, revised April 16, 2020). CGS concurs in general with the geologic hazard identification and discussion of mitigation presented in the report. The engineering geology map does not map the area of eolian sands depicted on the published geologic map of the Elsmere Quadrangle. However, Entech does identify and discuss the presence of eolian sand and collapse potential at the site. Provided Entech’s recommendations are strictly adhered to, CGS has no objection to approval. Specifically, during site-specific investigations, as recommended by Entech, areas of loose-soils that are prone to collapse and/or consolidation should be evaluated, and removed and replaced if located where they can impact foundations.”

2. A $10.00 per lot and tract platting fee will be due at the time of the review of the mylar, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of September 28th, 2022, an additional over the phone transaction fee of 2.95% of the total transaction will apply for any credit card payment.

4. Mylar reviews can be reviewed via “pdf”. The mylar will be stamped by Enumerations for accuracy and returned to the applicant and the planner. All payments to be mailed to RBD via a check or credit card payment over the phone. Plats should not be recorded prior to Enumerations receiving payment. This proposed project is located within the Central Marksheffel Metropolitan District boundaries. The District assess’ building permit fees for new development within the District Boundaries, the District also assess’ a mill levy on property within the District Boundaries.

Also, any detention ponds being platted may be conveyed to the Central Marksheffel Metropolitan District to own and maintain.
