The current WSIS must separate the residential uses from the commercial uses and identify the water supply source(s) in Section 10. 2. The new WSIS estimates a total annual demand for the subdivision of 10.06 AF. The Water Resource Report discusses a demand of 4.88 AF/year for commercial and a presumed 0.5 AF/year for residential (based on the maximum annual withdrawal in the well permit). The commitment letter commits to providing 4.88 AF/year to the commercial lots. Please reconcile. 3. The SEO letter does not render an opinion regarding adequacy of the water supply. Because Lot 14, Falcon Ranchettes is being replatted as part of this subdivision, it must be included in the analysis of water supply sufficiency. 1. A wrecking permit to remove the current home/mobile is required through RBD. The El Paso County Assessor’s database shows the address 11745 Owl Place but the permit history is with the address of 7750 Meridian Road. I am contact the Assessor’s office to correct the address, so that the records match up. 2. Standard Final Plat comments: a. Enumerations will review the pre-plat (mylar) prior to plat for address placement, street names, and title block. b. A $10.00 per lot and tract platting fee will be due at the time of the review of the pre-plat, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of December 5th 2023, the fee for all credit/debit cards has changed from the flat 2.95% fee to the following: Over the phone Credit/Debit Card payments will be 2.3% and In-Person Debit Card payments will be 1.5% (in-person only). c. A copy of the final recorded plat is required prior to plan submittal for RESIDENTIAL. In the WRR, please include a short discussion of how WHMD has come to establish an SFE equivalent for commercial uses of 3 SFE/acre of commercial land. 5. 1. A wrecking permit to remove the current home/mobile home is required through Regional Building Department. The El Paso County Assessor’s database shows the address 11745 Owl Place but the permit history is with the address of 7750 N Meridian Road. 2. Enumerations has not seen the development plan. What is projected for these lots? 3. A logical continuation of a street name should be with what it is attaching to now, what is existing. Meridian Market Drive is not clearly attaching at this time. Please change the street name to Falcon Market Place. 4. Standard Development plan comments; a. For assignment of addressing for lots and tracts, place addressing marker (xxx) where they are intended to be utilized. Addressing marker for lots should be front door. b. Provide a 100 scale copy or larger of the entire APPROVED development plan (d.p.) to this department so that addressing can be assigned. Once received, the development plan will be placed on a list to be addressed. Development plans that are not yet approved may be addressed, however additional plan review fees will accrue if changes are made to the D.P. after initial addressing. c.
