The Water Supply Information Summary estimates the water demand at 61.6 AF/year. The Water Resources Report estimates the water demand at 35.4 AF/year. The Letter of Intent, Commitment Letter, and SEO letter all identify 24.4 AF/year as the water demand.

Please correct the documents that need correcting so that the water demand figures are consistent throughout.

Plans are approved by Cherokee Metropolitan District subject to the following changes:

Wastewater and storm sewer lines must have a minimum vertical separation of 18" (CSU Wastewater LESS Table 2-3). Proposed separations in crossings B and C do not meet this clearance. A casing pipe conforming to CSU standard detail 2-4 is required for these crossings.

Failure to make these changes in final construction plans will result in project failing inspection.

Regarding a request for approval of a final plat for Solace Apartments Filing No. 2, Enumerations has the following comments:

1. An addressing plan for this area was created when it was called Solace at Cimarron Hills. Assuming that the proposed configuration hasn’t changed since then, the addresses assigned for the apartment buildings need to appear on the plat, along with the street names they are assigned from. If the configuration is different, then, please submit a copy of the site plan for address assignment.
2. Enumerations will review the mylar per usual procedure prior to recording. The Enumerations fee due at the time of mylar review is $10.

CGS continues to have no objection to the approval of the Final Plat for the site (38.8485°, -104.7171°), provided all CTL’s recommendations are strictly adhered to. We recommend that Plat Note 11 be revised to list the geologic hazards identified in CTL’s report (erosion) and our previous reviews (loose and potentially collapsible soils). CTL’s response to review comments (March 2, 2021) references a Geotechnical Investigation (Project No. CS19163.001-125 dated January 15, 2020). This report has not been submitted for review and may have additional recommendations for the mitigation of geologic conditions that must be followed at this location.
