The following item needs to be revised and resubmitted:
- Traffic Impact Study (see latest SP-22-004 redlines)
- Revise typo on page 18 of this version, 19 should be 139
- Remove lost time adjustments on pages 142 and 143 of this version
The TIS also references deviation requests that have not been received yet -- please submit them under SP-22-004.

Note that the Master TIS under SKP-22-004 needs to be approved prior to the approval of this project.

Please verify and make clear the legal description size areas to be rezoned in the LOI (page 3). The loi refers to 2 tracts, park, school site, etc, yet there are multiple parcels with the 3 areas depicted on the rezone map. Based on the rezone map there are 3 areas to be rezoned RS5000.

There is a concurrent rezone application for the southern buffer area proposed to be rezoned RR0.5 adjacent to Pawnee Ranches (noted in LOI).

Change density cap please.

There are two different legals uploaded to the project (one under legal and one under SRE Map) Please select the correct one and upload to legal description. Verify acreage of rezone area matches legal and all docs.

Academy District 20 is in receipt of File# P2212.

Academy District 20 is requesting land dedication in lieu of fees per the existing El Paso County Code for all residential development within the Sterling Ranch Sketch Plan located within District boundaries as previously requested for all residential development within Sterling Ranch. The District is requesting that fees NOT BE collected as per previous responses regarding Sterling Ranch. The District is aware that Classic Homes is assuming the development of Sterling Ranch and that 2 school sites will be reserved within the Revised Sketch Plan. The District is waiting to receive information regarding an agreement between the county and Classic Homes which will clarify the Districts' request for land dedication for all of Sterling Ranch. The District intends to utilize the land credits for ALL of Sterling Ranch in the future to pay for the sites being proposed by Classic Homes.
