Bradley Heights Filing No. 3 and Filing No. 4 PUD Development Plan
Request by Challenger Communities, LLC, with representation by Ken Huhn/HR Green for approval of the Bradley Heights Filing 3 & Filing 4 PUD Development Plan. If approved, the proposed application would allow for development of 170 single-family detached residential dwelling units. The site is currently zoned PUD/AO (Planned Unit Development with Airport Overlay), is 34.5 acres, and located along the south side of Bradley Road, opposite from Foreign Trade Zone Boulevard.

Review 1:
- The intersection spacing between Road A and Blackmer Street which is the eastern most access for Trails at Aspen Ridge does not meet criteria. As proposed the intersection spacing is 570 ft, County criteria for Bradley Road which is a minor arterial is 1/4 mile (1,320 ft). A deviation request was approved for Blackmer St as a Right In/Right Out intersection with the sketch plan (File No. SKP162) to provide a secondary access for the development until a second access connection is established through Bradley Heights Development. Once the secondary access connection to Bradley Heights Development is established the intent was to close Blackmer Street as noted in the deviation request condition of approval.
Trails at Aspen Ridge Preliminary Plan (PCD File No. PUDSP213) identified tract L for future ROW connection to Bradley Heights Development located approximately 730 ft south of Bradley Road. Update the PUD development plan to connect to the intersection of Schoonover Drive and Big Johnson Drive.
