Add note to TIS and plan that access is not guaranteed at southeast corner, as discussed during phone discussion on 2/22/23 with Mike Roche. (Note should be similar to what was agreed upon for Jaynes Property project).

Marksheffel Rd. must be built with the same pavement cross-section and public improvements as the section east of Vollmer: 68' wide pavement mat, four 11' thru lanes, 12' center turn lane, two 6' shoulders, 10' trail on south of Marksheffel and 6' sidewalk on north of Marksheffel. Street construction plans must be submitted to the City via Project Dox for Engineering Development Review and Traffic Engineering review/approval prior to construction of Marksheffel.

Colorado Parks and Wildlife (CPW) is in receipt of the above referenced permit application and is familiar with the site. Based both on the location and type of action that has been taken CPW believes impacts to the wildlife resource to be negligible.

Please provide a legal for the boundary- a rezone can not create illegal parcels; include the proposed roads to serve the RM30. Applicant is proposing to rezone approx 1/2 of the parcel correct? 11/15/2022 9:23:24 AM

Traffic Engineering has the following comments:

1- Marksheffel Road must be consistent with the approved cross-section east of Vollmer Road. "68' wide pavement mat, four 11' thru lanes, 12' center turn lane, two 6' shoulders, 10' trail on south of Marksheffel and 6' sidewalk on north of Marksheffel."
