1. Per correspondence with Pinnacle K9, the gazebo is 12' in diameter, which is under 200 sf and is not for commercial use and will not require a residential permit.
2. The two sheds will also not be used for commercial use and will be under 200sf, no permit or separate address required.

1. Are the proposed gazebo and the two sheds 144 sf each? If the proposed structures are over 120 sf, then a separate address will be required and plans will need to be submitted for each structure.
2. According to the floor plan provided, the kennels are attached to the home. For internal information only, we do not have any permits or plans on file for this home/business.
3. Future barn (6,000 sf) is proposed to be for Agricultural use. No permit or plan required for RBD.
4. Proposed greenhouse (750sf) will be for Agricultural use, no separate address or permit required.
5. All fences appear to be at 7’ or under 7’ in height, no separate address or permit required.

1. Please submit a floor plan on just one page, currently the floor plan prints out in pieces. It appears the kennels are attached to the existing home. Is there an entrance into the kennels from the outside only or can the kennels be accessed from the home? Further review of the floor plans will be needed once we receive a full floor plan of the home/attached kennel. Based on the floor plan of the home and kennels a separate address may need to be assigned.
2. On the site plan, show all structures on this property, including square footage and use. The El Paso County Assessor’s website shows structures which are not labeled on the site plan.
3. Any fencing over 7’ in height will require a separate address and permit.
4. Any new or existing buildings being used by the commercial business will require separate addresses. We will need a detailed site plan showing all existing structures and proposed structures.
5. Any structure which is converting from residential to commercial will need to be submitted for permit. See our Commercial Plan review handout at this link https://www.pprbd.org/File/Resources/Downloads/CommercialHandout/Comm%20Plan%20Submittal%20v2015.pdf
6. Clarify on the site plan if the proposed greenhouse and barn will be used for commercial use or agricultural use. If commercial use, separate addresses will need to be assigned and plans will need to be submitted to Regional Building Department for permit.
