Add the addresses to the plat. West 11445, and east 11475 Rolling Thunder Way. The addresses should be placed as close to the edge of the lot from the street being addressed from. 2. Final Plat comments: a. Enumerations will review the mylar prior to plat for address placement, street names, and title block. b. A $10.00 per lot and tract platting fee will be due at the time of the review of the mylar, (two addresses per lot and tract). If an address is not needed on a tract then no fee applies. Check should be made out to PIKES PEAK REGIONAL BUILDING DEPARTMENT or PPRBD. Paid directly to the Enumerations Department. As of September 28th, 2022, an additional over the phone transaction fee of 2.95% of the total transaction will apply for any credit card payment. c. With this referral, we received the Letter of Intent (Amerco Real Estate Company, undated), Civil Construction Plans (Kiowa Engineering Corporation, August 26, 2022), Geotechnical Evaluation (Ninyo & Moore, September 22, 2021), and other documents. The site does not contain steep slopes, nor is it exposed to any geologic hazards that preclude development. A designated FEMA floodplain associated with an Unnamed Tributary to Black Squirrel Creek No. 2 as determined by the Flood Insurance Rate Map (FIRM) (Map Number 08041C0561G, December 7, 2018) borders the west side of the site. Available geologic mapping (Geologic Map of the Falcon 7.5 Quadrangle, Morgan, M.L. and White, J.L., 2012, CGS OF-12-05) indicates the site soils and bedrock are Alluvium two and three underlain by the Black Squirrel Formation. Ninyo & Moore describes the geologic hazards associated with the site are seismicity, expansive soils, collapsible soils, and liquefaction and recommends (p. 2) that “Foundations and floor slabs should bear on 7 feet and 10 feet, respectively, of moisture conditioned and re-compacted engineered fill.” Ninyo & Moore also observed groundwater at a depth of approximately 8 feet below the existing grade. Therefore, groundwater may be encountered in the remedial grading zone, utility trenches, etc., requiring dewatering and stabilization methods to be employed. Ninyo & Moore’s geotechnical recommendations appear appropriate to address the potential geologic constraints identified at this site, specifically expansive and collapsible soils. Provided all Ninyo & Moore’s recommendations are strictly adhered to, CGS has no objection to the final plat approval. CGS recommends a note be included on the plans/final plat referencing the geotechnical/geology report and listing the geologic hazards associated with the site.
